We can only accept serious offers. Our properties are priced at 65% to 70% LTV. The individual who can close the quickest and displays the strongest financial ability will be chosen.

  2. Offers will only be considered after you have personally inspected the property.
  3. We do not accept offers subject to inspection.
  4. We accept highest and best terms.
  5. Your offer must be an "AS-IS" purchase, after inspection, for both contract and assignment agreements.
  6. All offers are cash or with hard money lenders. Absolutely no bank financing is permitted.
  7. Buyer pays all closing costs for both Buyer and Seller, including doc stamps and title fees. All transactions are closed with our closing agent, there are no exceptions.
  8. If you use a hard money lender, approval verification is required before the offer is accepted. We reserve the right to call your lender. If you are paying all cash, submit proof of funds ahead of time via fax to 305-402-0313 or via email to

  10. If the property is being purchased as an assignment, it must be closed using our title company.
  11. A non-refundable minimum deposit may be required after property inspection and when your offer is accepted.
  12. You must meet with our representative within 24 hrs after your offer has been accepted to finalize the paperwork and issue your deposit check. If you can not meet within this timeframe, then we reserve the right to accept other offers.
  13. We do not allow assignments of our contracts to subsequent investor buyers. All Buyers will be required to close on the transaction.
  14. All properties subject to errors, commissions, deletions, additions, cancellation, financing qualification if applicable and prior sale. All properties sold as is, where is, and there is no guarantee, written, express, implied or otherwise. Buyer is to do their own independent due diligence. Property will not be considered under contract until signed contract and deposit received with all contingencies removed. There will be no refunds on deposits received.
